FULL HOME INSPECTION:

residential home inspector

A home inspection is a process of examining the condition and operability of a home. During your home inspection, our licensed inspector will assess the major components of the home, including the foundation, roof, plumbing, electrical systems, HVAC system, and more. The goal of the inspection is to identify any potential issues or safety concerns that may impact the value of the home or pose a risk to the safety of its occupants. A comprehensive report will be generated for you within 24-48 hours, outlining any defects or recommended repairs. Home inspections are a critical step in your buying process, as they will provide you with valuable information to help you make informed decisions about your purchase.

CONDO INSPECTION:

condo inspection

We provide comprehensive condo inspections for homeowners and potential buyers. Our certified inspectors use the latest technology to thoroughly examine all aspects of the property to ensure your condo is in excellent condition.

WDO TERMITE INSPECTION:

WDO termite inspector

Wood-destroying insects can cause serious damage to the wooden structural components of a house. They can hide and go undetected for a long time, but there are many telltale signs for different species that indicate their presence. I’ll inspect your home for evidence of infestation now before it becomes an expensive problem later.

RADON GAS TEST:

radon inspection

Although radon is a naturally occurring gas in our environment, it's also the second leading cause of lung cancer deaths in the U.S., according to the Surgeon General. One out of 15 homes is estimated to have dangerously elevated radon levels. The Surgeon General and the Environmental Protection Agency recommend testing all houses. Millions of Americans have had their homes tested for radon, and you should, too.

MOLD INSPECTION:

mold inspection

Unchecked mold indoors can damage the structure of a home, cause wood rot, and ruin drywall. Most importantly, mold can cause health problems. A professional mold test starts with a thorough inspection of your property. I will investigate any signs of past or present water intrusion, which can promote mold growth, and I’ll take samples of any suspected mold for laboratory analysis.

ANNUAL HOME MAINTENANCE INSPECTION:

Annual home inspection

Especially if you’re a new homeowner, an Annual Home Maintenance Inspection can help you understand and plan for the demands of maintaining your home properly. Some tasks are seasonal, and some items require more frequent attention. Let me help you start on the path of responsible homeownership by identifying any issues, and educating you about what should be done each year to keep your home in top condition. Even if you’re a veteran homeowner, my inspection can verify whether your home’s maintenance is sufficient, or whether any problems have developed during the past year.

MOVE-IN INSPECTION:

move in certified inspection

Are you selling your home? Let me inspect it before you even list it. A Move-In Certified® Seller’s Inspection alerts you to any defects or problems with your home so that you can address them before prospective buyers discover them. You can then take the time you need to obtain reasonable repair estimates. Avoid 11th-hour negotiations and delays, and justify your full asking price by having your home for sale inspected now.

PRE-DRYWALL INSPECTION:

pre-drywall inspection

One way to ensure that a house is built according to its specifications is by performing a pre-drywall inspection. “Pre-drywall” refers to a phase during the homebuilding process just after the installation of certain elements – such as the doors, windows, foundation, flooring, wall and roof components, plumbing and electrical rough-in – and right before the drywall is hung. This in-progress or construction-phase inspection is useful because drywall can obscure some aspects of the interior and make identifying or fixing any problems both difficult and expensive, once the new home is completely finished.

DRONE INSPECTION:

drone inspection

I use a state-of-the-art, camera-mounted unmanned aerial vehicle (UAV) or drone to capture images of unsafe or hard-to-access areas, such as tall roofs. I can get an up-close look at any issues and defects that would otherwise not be properly inspected and reported. I can also take aerial photos of the property for real estate listings and informational purposes.

NEW CONSTRUCTION INSPECTION:

new construction inspection

Are you building a new home? I’ll come out during different phases of the construction process to make sure your project is being executed according to your specs. I can verify that scheduled work has been completed before you make a payment to your contractor. I’ll also come out prior to project completion to help you and your general contractor devise a punch list of remaining items. This is not a code-compliance inspection for your contractor, but a New Construction Inspection for you.

TANK SWEEP:

oil tank sweep

In order to find any soil irregularities that might point to the presence of an underground tank, our team will conduct a tank sweep using ground-penetrating radar (GPR) and other specialist equipment. If a tank is found, we will conduct a comprehensive investigation of its state, including the degree of contamination and any possible environmental threats.

PRE-SALE INSPECTION:

pre sale inspection

We will examine every visible aspect of the house during the pre-sale inspection, including the roof, foundation, plumbing, electrical systems, HVAC, and more. In order for homeowners to decide on essential repairs and improvements, it is our mission to present a clear and accurate image of the state of the property.

By detecting potential problems that purchasers could find troubling, our pre-sale inspection service can help homeowners prevent unpleasant shocks during the selling process and improve the marketability of the property. Homeowners might potentially boost the value of their house and speed up the selling process by taking care of these problems up front.

11 MONTH INSPECTION (Re-Inspection):

11 month home inspection

To assist homeowners in identifying any problems that might have arisen in their newly constructed home within the first year of ownership, we provide an 11-month inspection service. For homeowners who want to take advantage of their builder's warranty before it expires, this pre-inspection service is crucial.

Our group of qualified professionals will perform a complete review of the property during the 11-month inspection, finding any areas that might need repair or attention. We will assess the property's exterior, roof, foundation, plumbing, electrical, HVAC, and other visible components.

REPAIR INSPECTION:

repair inspection

We offer a repair inspection service to assist homeowners in identifying and assessing any repairs made to their home. A full assessment of the property will be performed by our team of qualified experts, who will also assess the caliber of any repairs that have been undertaken.

We will assess the property's exterior, roof, foundation, plumbing, electrical systems, HVAC, and other visible components during the repair inspection. We will evaluate the caliber of any repairs that have been completed as well, pointing out any places that might require additional care.

REPAIR VERIFICATION / FOLLOW-UP INSPECTION:

Repair verification inspection

Have you had remodeling or repair work done by a contractor to address a deficiency, or to adapt or modernize some structure or system of your home? I will inspect it to make sure that the materials, installation and workmanship meet quality standards and your specifications. This is not a code-compliance inspection, but an inspection to check that the work was completed properly.
